Why off-plan sales slow down—and how to speed them up

Buyers like the price and payment plan, yet still leave saying they need to think. Here is what holds up an off-plan purchase and how a clearer view of the home can help.

Off-plan sales often begin with a brochure, a few images and a floor plan. The price looks right, the payment terms work and the location is promising. Yet many meetings end with “I need to talk to my partner” or “Let’s visit the site first.” That pause can last two days—or two months.

Waiting has a cost for the developer. Every month between receiving permission to build and collecting the first deposits adds financing pressure. The Turkish central bank cut its policy rate to 36% on 22 October 2026, according to the source listed below, but funding remained expensive. Bringing sales forward by a few weeks can make a meaningful difference to cash flow.

Buyers are interested in new homes

According to Türkiye’s statistical institute, TÜİK, 1,688,910 homes were sold in Türkiye in 2025. Of those, 540,786—roughly a third—were first-time sales of new homes. In September 2026, total sales fell 9.3% year on year, while first-time sales rose 3.9% and accounted for 36.2% of transactions.

Interest in new developments is there. But buyers can usually find another project nearby with a similar floor area and price. When those basics are comparable, the development they can understand most clearly has an advantage.

What makes off-plan sales stall?

The first obstacle is reading the plan. “A 32-square-metre living room” does not explain where the sofa goes or how the kitchen connects to the room. An architect sees space in the drawing; many buyers see lines.

The second is trust. Someone paying for an unfinished home wants to know whether the images reflect what will actually be delivered. Generic-looking visuals that could belong to any development make that question harder to answer.

The third is a missing decision-maker. A partner, parent or sibling abroad may need to see the project before agreeing. Without something useful to share, the sales adviser has to explain the development again at every meeting.

Do 3D tours actually help homes sell faster?

One frequently cited study from Texas Tech University examined 143,575 listings across four US markets. Homes with 3D tours sold for 4–9% more depending on the market, and in one market sold up to 31% faster. A separate comparison of 700 listings reported 20% faster sales and a 4.8% higher price.

These findings should not be treated as a forecast for Turkish off-plan developments. The data concerns existing US homes, and 31% was the strongest result, not an overall average. Still, if a tour helps buyers understand a home they could visit in person, it is especially relevant when there is no finished apartment to visit.

There are off-plan examples too. In the UK, Elivia Homes could not fit a sales office onto a constrained site. Instead, an estate agency hosted a VR headset and touchscreen with virtual tours of nine homes. The reported result was two sales over launch weekend and five within three weeks. Australian developer DevelopWise also reports that its Unreal Engine presentation removed the need for a conventional show apartment. These are individual case studies, not guaranteed outcomes.

Practical ways to reduce the wait

Start before the show apartment is ready

A physical show apartment requires construction to reach a suitable stage, or a separate showroom to be built. A virtual version can be developed from the architectural design once layouts and specifications are settled. We explore the financial implications in our show apartment comparison.

Show the apartment the buyer is considering

A three-bedroom show apartment tells a one-bedroom buyer relatively little. A virtual presentation can cover different layouts, floors and orientations so buyers can explore the actual option under discussion.

Make daylight and views visible

“Plenty of sunlight” is easy to say and harder to demonstrate. Showing morning, midday and evening light based on the apartment’s location and orientation makes the difference between units more concrete. Any simulation should be presented with its assumptions and limitations.

A buyer who leaves with an apartment link can explore it with their partner that evening and share it with family abroad. That makes the next conversation more specific. It matters particularly for overseas buyers.

Show availability clearly

Marking available, reserved and sold apartments on the building helps buyers see their options. A shared, up-to-date inventory also reduces the risk of two advisers recommending a unit that is no longer available.

Keep the visuals faithful to the design

Türkiye’s rules on prepaid housing sales include pre-contract information requirements and withdrawal rights. The cited ministry guidance also describes security requirements for projects of 30 or more homes. Buyers have good reasons to be cautious.

An invented view or a material that is not in the specification may attract attention at first and cause disputes later. Building the visuals from the architectural design helps keep the presentation grounded. Obtain legal advice on the current rules and the details of your transaction.

The point is to answer the questions

Price is not always what delays an off-plan purchase. Often, buyers simply cannot picture the home or explain it to someone else. A tour, a clear daylight demonstration and a shareable link help resolve those questions before the next meeting.

Frequently asked questions

What are off-plan sales?

Off-plan sales are purchases of homes before construction is complete, sometimes before it begins. Buyers may secure an early price or payment plan, while the developer receives funds during the project.

Does construction need to start before a virtual show apartment can be made?

No. It can be produced from the architectural design once the layout and material specification are sufficiently settled, then adapted for web, VR and sales-office use.

What protections apply to prepaid housing sales in Türkiye?

The cited ministry guidance describes pre-contract information, a 14-day withdrawal right and security requirements for projects of 30 or more homes. Requirements can change and depend on the transaction; consult current legislation and a qualified lawyer.
